The Challenge and Integrated Solutions

The challenge was integrating a high-volume drive-thru model and specialised commercial equipment into an existing multi-tenancy site while managing traffic flow at a critical location near the Bruce Highway and Talford Highway.

  • Traffic Flow & Site Logistics: We were responsible for implementing the proposed site plan, which required new traffic flow and parking changes to accommodate the dedicated drive-thru path for customers ordering and picking up coffee.

  • Specialised Fit-Out: The interior required precision plumbing and electrical planning to accommodate the commercial barista area and equipment, including the coffee machines, grinders, ice machine, double bowl sinks, and various fridges.

  • Franchise Compliance: All works had to meet the strict design and equipment specifications (elevations and layout) required by TFL Franchising.

Our solution involved meticulous project management and services planning (drainage, electrical, plumbing) to ensure all commercial equipment was functional, and the new external traffic flow was safe and compliant with the Rockhampton Regional Council.

Outcomes and Achievements

The successful completion of the fit-out delivered a new, high-efficiency franchise unit, demonstrating speed, precision, and expertise in commercial facility transformation.

  • Franchise Efficiency: Successfully delivered a high-spec fit-out with dedicated drive-thru ordering and pick-up windows, enabling high-volume, quick-service operation for the client.

  • Site Transformation: Transformed the existing tenancy and surrounding parking area to successfully integrate a new commercial model while maintaining access for existing tenants.

  • Technical Precision: Executed detailed service plans (electrical and drainage) to support all specialised equipment in the barista area, ensuring operational reliability.

  • Environmental considerations include the refurbishment and recycling of the existing building, which helps to minimise demolition and waste generation
